✹Heating features: There are 2 heating features. One is the heat pump that runs during the day (9am to 5pm) and will keep the water temperature approximately 15-20 degrees warmer than the outside air temperature. There is no charge for this, however, the outdoor temperature needs to be above 55 degrees in order for it to run.
✹If you would like to heat the pool warmer than what the heat pump can achieve, then we offer a propane heater option, at an additional charge, which will get the pool temperature to approximately 85 degrees.

ADDITIONAL COSTS
✔ There Is An Additional Guest Fee Of $100 Per Person Per Night Over 14 Guests To Cover Additional Linens, Towels, Supplies, Blow-Up Bed Setup And Wear And Tear On The Property.
✔ The pool runs on an electric heat pump 24/7 during fall/winter/spring, then it is off during the summer months. This keeps the pool temp to approximately 82-85 degrees but we are unable to guarantee the temperature, as outdoor temperatures fluctuate.

✔ Baby Items available for a small per-visit rental fee.
CANCELLATION POLICY
The traveler's credit card is not charged until 30 days from arrival so those who cancel at least 30 days before check-in will not be charged. If you cancel after that point, you will not receive a refund unless you have purchased our cancel for any reason (CFAR) policy.

RENTAL CONTRACT
A signed rental contract is required for all rentals and must be signed prior to check-in. No exceptions.
CITY INFO AND RULES
-Must be a minimum of 30 years of age to book this property.
-To be fair to all potential guests, the property can only be reserved by making a reservation and a deposit, and will not be held by verbal communication.
-Please take note that the city of Scottsdale enforces noise ordinances aimed at curbing parties, gatherings, and undue noise disturbances within city limits.
-Guests agree to comply with the City of Scottsdale laws regarding short-term rentals:
-Sec. 18-152. - Non-residential usage by vacation rentals or short-term rentals prohibited.
-No vacation rental or short-term rental may be used for any non-residential use or purpose including but not limited to any of the following:
-Any commercial, industrial, manufacturing, or other non-residential purposes
-Operating a retail business, restaurant, event center, banquet center, or similar use
-Housing sex offenders
-Operating or maintaining a structured sober living home
-Selling liquor, controlled substances or pornography
-Operating any adult-oriented business including nude and topless dancing
-No person including an owner or operator shall operate a vacation rental or short-term rental in violation of this section

Terms:
Guest agrees that the terms and conditions of the Short-Term Rental Agreement are hereby incorporated herein by this reference and Guest adopts, approves, and agrees to be bound by the Short-Term Rental Agreement;
In the event of any conflict between the terms of the Short-Term Rental Agreement and these Terms & Conditions, these Terms & Conditions shall prevail.
Owner and/or property management company shall not be liable for any damage or injury to the Guest, Guest's family, guests, invitees, or their respective property arising from the use and occupancy of the Premises by Guest or Guest’s invitees.
Payment:
The individual who reserved the property attests that the credit card used is in their name and authorizes it to be charged for this reservation
The full balance is due 60 days prior to arrival. Travelers who cancel at least 60 days before check-in will receive a full refund. Travelers who cancel or modify their reservation dates or number of guests after that point will not get a refund unless they have purchased our Cancel For Any Reason Policy (CFAR). There are no exceptions to our cancellation policy.
A $2,500 excessive noise deposit shall be authorized (not charged) 3 days prior to occupancy and released the day after departure providing there aren’t noise issues.
Guidelines:
If there are any signs of an unruly gathering, an unauthorized party or unauthorized guests at the property, a $2,500 fee will be charged to the credit card on file and may result in the immediate termination of this Agreement, and the Guests' immediate removal.
We expect a reasonable attempt to leave the property as nice as it was when you arrived. There will be a $250 or more additional cleaning fee if it is obvious that little or no effort was put in to clean up on the part of the guests.
